House and Land Packages now available
The northern Gold Coast continues to provide limited opportunities for seekers of house and land packages. Typically there is a minimum $1,000 deposit with balance due on completion of building. There are a few currently available in Pimpama and Ormeau with new releases in surrounding areas coming on line soon. Prices range from under $400k to around the $700k mark. For investors there is only limited opportunity in some areas as developers are now targetting the owner/occupier client, but give Bob at Sutherlands a call if you are interesting in investing in these areas as investor opportunities do come to us frequently.
The longer term prognosis for rental returns is quite good in these northern parts, especially with the new Coomera Town Centre and other infrastructure developments being authorised by State Government. It may take a couple of years, but these areas are forecast to grow substantially. The word from high places is that the cane field areas will become part of the urban spread within 15 years and money has been allocated to support M1 access modifications for a larger population. The early bird catches the worm!
Coomera
The Coomera Town Centre Structure Plan received Council’s final sign-off on 17th September 2010, following State Government endorsement 10 days prior. Coomera Town Centre, on the northern Gold Coast, will eventually service a community of about 50,000 people, and a larger retail catchment of about 160,000 people by 2026. Gold Coast Mayor Ron Clarke said Council’s green light for the structure plan gave realistic hope for a start on Coomera’s central business district within two to three years. “The plan now allows major landholders to progress the master plans needed to guide development on their individual sites,” Cr Clarke said. Chair of Council’s Sustainable City Future Committee, Councillor Peter Young, said Council had recently approved residential and industrial developments within the town centre, but master planning was required to manage development over the larger land holdings.
