Tenants - Our Leasing Process

Here are Sutherlands we maintain a list of quality properties available for rent. We encourage prospective tenants to contact us and discuss your requirements.

Application:

An online tenancy application is required to be completed and can be downloaded by clicking on the application link. Don’t forget the 100pts identification so we can process your application more efficiently.

The turn around time for an approval on an application is generally 24 hours. All applications will be presented to the Landlord for final approval.

When approval has been received we will contact you immediately to let you know the great news.

You will be asked to pay a deposit of 2 weeks rent to secure your new home. Please note however, this is a non-refundable deposit, should you change your mind. At this time we will make an appointment with you to sign the documents.

Signing the Lease Agreement:

Sutherlands Property Management has a 'cash free' policy. The balance of money required can be paid in cash at any branch of the Westpac Bank (details will be advised), by bank cheque or money order.

All leasees are asked to be present at the time of signing the documents unless prior arrangements have been made.

As we always like to end the lease as we begin, on a high note, we will discuss the tenancy with you at this time. Please allow approximately 30 minutes for the appointment. This will ensure there is a smooth transition into your new home and also minimise any areas of concern.

We know moving can be a stressful time so we have developed a system to make the transition easier. All paperwork will be presented to you in a folder together with the full set of keys and remote controls.

Feedback:

As part of our on-going process of continually redefining our systems and operating procedures your feedback is vital to this process.

Where possible your comments will be used in the marketing of our business.

Where need be, your feedback will be used within our office for training and upgrading purposes.

As it is well known in the service industry some people don’t complain to management but they tell 5 people.

If our service is outstanding we also want to hear about it. Our Feedback Form will only take a few moments but it is valuable to our business.
