BE VERY CAREFUL RENTING WITH THIS AGENT! Possibly the worst real estate I have ever dealt with. Has been 6 months & still have not met my real estate agent (have to deal with all 4 different employees within the business). Asked for a plug to do dishes in which they couldnt provide with the rental. Shower in property leaking causing my mother to fall & had to recieve medical treatment. No response from real estate in regards to that. Asked to change payment frequency in which once again they did not even communicate back. Break ins with their properties & no landlord or real estate agent has come out to assess the break ins. Be very careful if you rent with this property manager, very unproffessional & unhelpful in every aspect I also noticed negative reviewers are intimidated to remove their negative reviews by the owner. I am leaving my own personal review & will not be responding to any comments.

SPMG have been handling the management of my rental property at Currumbin Waters for many years, they have always gone the extra distance to provide a high standard of service that I believe sets them apart from other property management providers. I highly recommend them to both landlords and tenants looking for a professional service where you are not just another number!

We leased a home through Sutherlands for a year. They were very professional, communicated well and were always quick to respond to any issues we had. Maintenance was carried out promptly if there was anything wrong and the trades that came were really professional people who did a great job. If we were wanting to lease a property out, we would definitely use Sutherlands as they seem to care for both the owner and the tenant.

I have found Sutherlands Property Management group to be professional, understanding and extremely proactive with any concerns or questions I have had. I have been a tenant for over 2 years now and nothing has been a hassle when I have approached any staff member within the company. They are honest and follow all procedures required when communicating between the landlord and myself. This has made for easy living during my tenancy and I thank them for their continued expertise in their roles.

Worst real estate I have ever dealt with. Do not expect to get your bond refunded in full. They will make up any excuse to keep your bond from you. Management are condescending, manipulative and rude. They won't work around you in regards to inspections. The list goes on. I can see I'm not the first person to have a problem with them and I can guarantee I will not be the last.

All landlords and tenants be warned. Don't deal with Sharyn..although now left agency. Took close to $13000 from me for damages that were already there. Took advantage of my current illness st the time.

SPMG looks after our two properties on the Gold Coast and do an amazing job! We tried a few other property managers in the past and SPMG exceeds all the others in every way!

I do not recommend Sutherlands Property Management. One of many issues; and this one is quite a notable insight of character, in my opinion. We were tenants under the care of SPM, but I encourage property owners to read my review. Upon lease sign, the carpets were in 'aged' condition, additionally two of four bedrooms had prominent black iron burns. SPM were in the process of replacing the carpets upon our move in - we agreed that they leave the carpets at their current state for the duration of our one year lease, to save the property owner additional costs, while in turn giving us 'wear and tear' leeway come vacate (this was noted and agreed upon in our entry condition report with our property manager) Although not common practice, both parties - particularly the property owners, were very happy with this, and it seemed like we were doing the right thing. Nearing the end of our lease, SPM had us travel back to be available at the property (on a work day, in our time), to wait half a day for contractors to come and measure the carpets. In turn, we additionally paid for carpet cleaning of the exisiting carpets in good faith. It was an end of lease requirement too. When all was said and done and we were waiting for our bond return - they tried to pin us with a $800 odd charge for carpet wear and tear so the carpets could be replaced. I couldn't believe it. I challenged their claims with the RTA and their representative claimed that the property landlord changed their mind about replacing the carpet. Turns out through investigation the owner was paying for the carpets to be replaced and SPM were claiming their neat little pay packet from the bond. Of course the RTA put us in immediate favour. However, we were absolutely shocked at this coniving behaviour towards both ourselves as tenants, but also the property manager: A few other odd things through out the duration of our lease: Sending breaches for the lawn, documented as being 'wildly overgrown' for a day or two after our gardener would have done fortnightly lawn maintenance. I'm still unsure how fortnightly lawn maintenance can lead to excessively overgrown lawns worthy of breach. This is while sending us 'glowing tenant' letters to thank us for keeping our property in commendable condition. Very confusing in the least. Loosing our entry condition report - we had to provide a copy back to them. The management was very messy, confusing and unprofessional. Regardless of their wittingly constructed responses to upset tenant google & facebook reviews - I feel like that this business, has a responsibility to uphold to both tenants and property owners. Regardless if it is their staff, or the owners directly at fault, this company is never going to be able to provide their clients with long term, loyal tenants, due to their poor management. I'm sorry to say this - as a business owner I can immediately tell that some of these reviews of SPM are falsified. The way they are written stylistic sounds comparable to the business' response on other reviews. They also strangely have not taken the time to thankfullt respond to these so called 'fantastic' reviews, unlike the effort they have gone to respond to negative feedback.

Like so many others I have found it very hard to trust realestates over the years but I have absolutely no hesitation recommending Sutherlands. The team helped me out with every aspect of my rental concerns when I was going through a bad stage in my life. The kindness and generosity they showed me, I will never forget. My advice is to always be straight up with them and they won't see you wrong. As a landlord of few properties around Australia, Sutherland’s is the easiest, most knowledgeable and most professional property managers that I have dealt with. Sutherland’s makes being a landlord pain-free as they typically solve most the problems before they even get to me. I was previously with another real estate agency on the Gold Coast who made an absolute mess of the property management. In 2016, I had nothing but issues with the other agency, so started shopping around for better property management. Through research, I found Sutherlands. Thank goodness I did. It was the best thing I ever did. Not only has the team get the property management back on track, but helped solve all of the dramas from the previous (dud) real estate agency.

Best Property Managers you will find! We have recently transferred the management of our rental property from another firm to Sutherlands Group. All the staff are professional, efficient, courteous and very dedicated. They sourced and managed renovations over our property and communication was brilliant. In short, these ladies are on the ball. Don't waste your time or energy considering anyone else, just get on the phone to Sutherlands and you will find for yourself how wonderful their service is. Nothing will be too much trouble, and they will look after you and your property with a friendly welcome on top. Thanks Ladies, love your work!

It is with some regret that I write this review. After Colleen and her team looked after our investment property for 13 years, due to the sale of the property, our relationship is coming to an end. This partnership began whilst the house was being built when Colleen approached us offering to be our property manager, thus the partnership began. Colleen and her team were with us right from the start on our journey of owing an investment property. They guided us through the ups and downs of being a landlord and were always available for consultation or face to face meetings when requested. As we were based interstate this accessibility was much appreciated. Throughout the journey the mantra we heard was that fairness and adhering to the rules was applied to both the landlord and the tenant as each deserved this same treatment. Because of this philosophy we had a number of good tenants where everyone was happy. Under Colleen’s guidance we were happy to oblige the tenants if they requested to provide additional things to the property, as we felt happy tenants would be good tenants. Unfortunately there were also the tenants who violated the trust of both us and Colleen resulting in Colleen and her team having to work at getting the best positive outcome in a bad situation, but still applying their policy of fairness and the application of the relevant rules. Colleen handled the sale of the property and this went without a hitch. I would recommend Colleen and her team to any other person seeking a managing agent or for the sale of a property. My husband Kevin and I wish Colleen and her team all the best for the future.

We initially considered going with a mainstream real estate agency to manage our property but decided against it in the end as we figured that property management is surely secondary to their main objective; selling property. After our experience with Colleen and Pauline at Sutherlands I am quite certain we made the right choice. They have been very professional throughout the process, kept us in the loop and have taken care of every little detail, which is exactly why one engages a property manager in the first place. I highly recommend Sutherlands.

I have liaised with Colleen and Pauline directly throughout the process - they are consummate professionals, easy to deal with and kept me informed throughout a very challenging transition from the previous company I had managing my investment. This is a quick follow up post about Sutherlands Property Management Group. Not too long ago you may remember seeing my post about my experience with the company being less than desirable. Since this time, I have had continued contact with the Sutherlands team, who have worked with us to ensure we understand the leasing process and that our situation was properly resolved. As a small business owner, I too know how much time goes into building reputation and trust with clients and I am sorry to the team at the Sutherlands Property Management for any negative effects or undue stress my comments may have had. I now understand that were working towards a solution with our best interests in mind.

We used to be with another management team who were absolutely hopeless and shonkie. Since handing over to Sutherlands we have not had to do anything . They keep us informed of anything that needs attention and organize it all. Have never had to chase money or statements. All the team work great together. Would highly recommend.

I receive rents that are in line with current market conditions and the properties are very well managed to ensure that my interests are put first. We had been searching for a more professional agency. One that had far better commutation methods and receiving our funds on time was also important to us. We read a “bad” review from a tenant and it was how they handled themselves and their response that made the final decision for us. We have been with them for just over 12 months now and they have delivered on everything they said they would. We have told 2 of our friends about them and they have also changed to them. They also took the unpleasantness of having to deal with our other agency and made it really simple and stress free. Thanks Colleen. You have a great team. Thank you
