Our Leasing Process

Here at Sutherlands Property Management we maintain a list of quality properties available for rent. We encourage prospective Tenants to contact us and discuss your requirements.

We have compiled a short list of common questions when leasing a home with Sutherlands Property Management. We want to ensure you are comfortable with the tenancy during your time with Sutherlands. Any further queries, please contact us directly.

Rent is paid fortnightly in advance via BPAY. We will arrange this with you during the onboarding of your tenancy with us.

This is for a period of time you are ABOUT to use. E.G. Before you move into the property you have been asked to pay “2 weeks rent in advance”. Then you move into the property you use up the 2 week rent in advance then you pay another 2 weeks rent and so on.

If you wish to pay the rent weekly you then must pay rent the week after you move in to maintain the fortnight in advance.

At Sutherlands we have a very strict policy of “Zero Rent Arrears”.

Where the rent payments fall into arrears for whatever reason we will contact you to discuss you reasons and provide options. Your rent payments will form part of your rental history and by not paying on time may affect any future rental reference you may need. If you do experience difficulties contact our office immediately to discuss your options.

If you have noticed an area of general concern within your home we will ask you to email us providing details on the repairs required and we will process it as quickly as possible. For immediate urgent maintenance please let us know as soon as possible.

Before the tenancy commences a thorough inspection has been carry out and a comprehensive Entry Condition Report completed. At the time of signing the lease agreement you will be provided with a copy of this report for your comments.

To ensure there will be a smooth transition when you vacate the property it is essential that you complete and return your copy within three (3) business days. If we do not receive your copy within this time it is deemed you accept the home as per the condition report signed at the time the lease documents were completed and that report will be used upon your vacation.

Inspections are conducted quarterly. You will receive written notification at least 9 days prior to the inspection date. Use this as an opportunity to spring clean the property every 4 months.

If a mark or stain can be removed by using a product or a cloth/machine then it can be (and must be)cleaned. This will ensure the property is being well maintained during the tenancy and will have an effect on future tenancies being offered. It will also have an effect on future rental references required.

If locks have been changed or installed at any time during tenancy a copy must be provided to Sutherlands Property Management for emergency purposes.

You will be contacted approximately sixty (60) days prior to the end of the fixed term to ascertain your intentions.

Note*  the decision to renew a tenancy is typically based on how the tenancy has been conducted with special attention to Routine Inspections and punctual rent payments.

If the property is water efficient and the tenancy agreement indicates either full or partial water charges an invoice will be sent for the correct period of occupancy. This invoice is due within thirty (30) days from the issue date. Water charges is calculated at the rate set by your local Council Water Board (If you are not sure who that is, just ask!) and may vary or increase without prior notice.

Fourteen (14) days written notice prior to vacation is required in the form of a Notice of Intention to Leave. This only applies should the notice be received on or before the end date of the agreement

You will receive written confirmation and a final inspection guide to maximise bond refund.

Is payable up until the day all keys and remotes are delivered to our office.

Sutherlands Property Management will assist you where you find it necessary to end the lease early. This term is often referred to as ‘breaking the lease.

We will work with you to minimise the financial cost to you and ensure a smooth transition out of the home. There will be fees involved in ending the lease early. Check with our office to ensure you are aware of these fees.

From 1st October 2022 pet regulations will change and here’s what you should know.

Applications can be made by the Tenant to the Landlord to negotiate the keeping of a pet at the rental property.

Consent and regulations will surround the pet. The following information is a basic outline of these requirements.

Regulations include the number of pets, the suitability of the property, risk assessment, approval by other legislation i.e., local government or body corporate by-laws

The Agreement will then include damage caused by the pet as it will not be considered fair wear and tear, pet to not cause a nuisance.

The difference between a working animal and a domestic pet. Is:

Working animal is one that has a permit or licence to indicate it is not a domestic animal.

Domestic pet is all other animals.

The Landlord with have the home insured which will cover the building and it’s contents. It will be your responsibility to ensure your personal effects have been insurance as they will not be covered under any of the Landlord’s insurances in the event of loss or damage.

Ensure your vehicle is parked within the designated space at your home. It is not an option to park vehicles on the lawn, grass verges or visitors parking spaces if it is a unit complex.

Where you find it necessary to visit our office please make an appointment beforehand so we can ensure the right person is available when you come in.
